For the first time in a generation, one of South Carolina’s most historic Lowcountry plantations is available for sale for more than $8 million.

Located just an hour from Hilton Head and Savannah with a coveted Hampton and Jasper County address, the Pleasant Hill Plantation includes a 3-bed/2-bath main house built circa 1890, newly constructed clubhouse, newly renovated guest cottage, bunkhouse, quail flight pen, 7-stall horse barn, and equipment barn with manager's house. The more than 1,800-acre property features more than 100 acres of duck impoundments/quail woods, a 25-acre fishing lake and abundant wildlife.

“Pleasant Hill Plantation was settled by the Robert family in 1686,” said CJ Brown of Jon Kohler and Associates. “They are known for founding Robertville, S.C., and writing ‘Robert’s Rules of Order,’ the standard meeting procedure guide in the world.”

The estimated timber value of the property is roughly $1,220,000. The annual hunting lease value of duck impoundments is $100,000. A large population of whitetail deer, wild turkeys and quail can be found on the property.  It is located less than 40 miles from Palmetto Bluff in Bluffton, South Carolina, and 20 miles from the public airport in Ridgeland.

"Pleasant Hill Plantation is a soul-inspiring historical property that is the culmination of generations of high quality wildlife and timber management,” said Brown.  “This is an extremely diverse property with endless options for recreation – it’s the total package."
